The three most common methods of construction delivery are CM/GC (or CMAR),Design/Build, and Design-Bid-Build. ECI has experience of successful project delivery utilizing each construction method and has developed a brief informative description for each.
Under the CM/GC (or CMAR)delivery method, the construction manager (CM) is selected based on qualifications during the design phase of the project. The CM will assist with cost estimates, scheduling, constructability review and value engineering. The CM/GC delivery method is a collaborate effort between the owner, designer and contractor. Under the Design/Build delivery method,a contractor and designer jointly pursue the project and are selected based on joint qualifications. The Design-Bid-Build (DBB construction delivery method is the most common historically. Under this method, a designer is selected based on qualifications and prepares a full set of construction drawings and specifications. Once the drawings and specifications are approved by the owner, the project is advertised for bid and a contractor is selected based on minimum price. Optionally, an owner may incorporate contractor qualifications by pre-qualifying a short list of contractors prior to the bid or requiring a qualifications packet in addition to the bid.
