Construction Manager
While coordinating numerous subcontractor trades ECI self performs key components that tie the elements together. ECI staff assists in layout, grade verification, testing, and drawing/specification compliance. A streamlined RFI (Request for Information) system links the tradesmen with the design consultant to assure design intent. ECI's Project Manager utilizes an electronic submittal system. As a result, the efforts of the owner and architect are eased and all quality standards are met. Necessary inspections are scheduled well in advance through timely coordination with members of the project team.
All project management documentation is organized utilizing Primavera Contract Manager. This very effective tool will allow all project documentation to be easily organized in one central location. If the project team would find it beneficial, ECI can also help facilitate a shared electronic project documentation software such as Shareware or other web based program.
CPM Scheduling
Critical Path Method
Upon completion of the pre-construction CPM schedule and receipt of the notice to proceed, the master schedule will be formalized. ECI utilizes Primavera Suretrak which has the ability to cost-load the actual construction schedule if desired. Two week schedules, driven by our superintendents, will be provided on a weekly basis as part of the discussion in weekly meetings. An updated monthly CPM schedule will be submitted with each pay application.
Safety
ECI proudly carries an .85EMR Safety Rating.
ECI believes that no job or task is more important than worker health and safety. If a job represents a potential safety or health threat, every effort will be made to plan a safe way to do the task (P3 task cards shown in Section VI Quality Control).
ECI empowers our employees and subcontractors to stop any work in the field that they see as an unsafe act. Shortcuts in safe procedures by either foremen or workers will not be tolerated. If a worker observes any unprotected job, which may pose a potential threat to their health or safety, he or she must inform management and management must take adequate precautions.
Proactive Problem Solving/Conflict Resolution
Every project will face adversity in some fashion whether it be defective construction materials, plan discrepancies or un-anticipated site constraints. As a CM/GC team player, ECI takes pride in proactive problem solving with the owner and designers. Effective project delivery requires rapid response and cost effective solutions.
