Collaborative Project Delivery Methods
CMGC (Construction Manager/General Contractor) - This is a delivery method where the contractor is a team member with the owner and designer during the design and construction phase. The contractor is selected based on their qualifications and is contracted directly with the owner through a professional services agreement.
Design/Build - ECI contracts with the design partner at the owner's discretion, to form a team to collectively deliver a specific project. This is the Best Option for the Owner as in a design/build there is a “single point” of responsibility. The term Team Collaborative comes in to play and is key as this is where the Owner, ECI, and the Design Consultant are involved from Day One on the project.
Shortened Project Duration - Construction can begin before 100% design drawings are completed. (i.e. ECI initiated earthwork for Broomfield Commons at 76% design and decreased the overall project deadline by 180 days).

Better Budget Control - Accurate construction cost estimates are developed and maintained during design and throughout construction when ECI is involved from Day One.
Constructability Reviews - ECI reviews the design for value engineering possibilities. We look for ways to work with the designer to identify construction concerns or design questions.
Qualified Subcontractors - Similar to the process used by the owner to select ECI, we also pre-qualify subcontractors based on historical performance, craftsmanship, financial stability, price, and overall accountability.
